We take on building work in Dubai from a single wall to a full villa fit-out. The difference is who turns up: the trades on your site are our employees, not four subcontractors on four schedules.
Tiling, plaster, gypsum partitions and ceilings, painting, carpentry and wood flooring, wallpaper and decorative work. Villas, apartments, offices, clinics and retail units. Strip-out and rebuild, or finishes on a new shell.
02
Our own crews
Building and structural works
Blockwork, steel fixing, concrete, extensions and structural alteration to existing buildings. Scale governed by our Dubai Municipality classification, which we will tell you at the first conversation.
03
Our own crews
MEP and electromechanical works
Electrical installation, plumbing and sanitary, air conditioning, ventilation and air filtration. Installation and maintenance. This is the group that decides whether a fit-out programme holds.
04
We coordinate
Exterior cladding and facades
Installation on new build, replacement on existing buildings, and remedial work to facades that no longer meet current requirements. Runs alongside Civil Defence, not after it.
05
We coordinate
Authority approvals and submissions
DM, DDA or Trakhees depending on where your property sits. DCD for fire and life safety, DEWA for power and water. Building permit, inspections, and the completion certificate at the end.
And the second thing we do
Manpower services
The same twelve trades, supplied to your site instead of ours. Tile masons, plasterers, gypsum installers, block masons, steel fixers, carpenters, painters, electricians, plumbers, HVAC and MEP technicians and general helpers.
Each firm prices the package to win it and protects the margin on site. When the plasterer is late, the painter is late.
With ALS
One payroll
You
ALS · one contract, one supervisor
One programme instead of five, and no gap between the plasterer finishing and the painter arriving.
The usual arrangement in Dubai is that the contractor you sign with is a management layer. Tiling goes to one firm, plaster to another, paint to a third, electrical to a fourth. Each prices the package to win it and then protects the margin on site. When the plasterer is late the painter is late, and the person you signed with is on the phone to someone you have never met.
We hold the trades ourselves. That is one programme instead of five, one supervisor answerable for sequencing, and no gap between the plasterer finishing and the painter arriving because the painter's firm has another job that week.
Where a package genuinely needs a specialist, we say so before you sign, we name who it would be, and it goes into the contract as a named subcontractor rather than appearing on your site one morning as a surprise.

Twelve trades is not a boast. It is the reason one programme holds.
How it goes
How a job runs, from your call to the completion certificate
Six stages · one supervisor
01
Site visit and scope
We come to the plot or the unit and write down what is there. You get a scope of works: what is included, what is excluded, and what we could not establish without opening something up.
02
Itemised price and programme
Every line with a quantity, a rate and a total, next to a programme with dated milestones. Comparable line by line against any other contractor's price, which is the point of producing it that way.
03
Authority approvals
Building permit through DM, DDA or Trakhees depending on where you are. DCD for fire and life safety where it applies. DEWA NOC. Community or building owner no-objection letter. You get a submission calendar with the responsible party against each item.
04
Contract and mobilisation
Payment against signed milestones, retention, defects liability period and the reaction time inside it, all stated. Named engineer, named site supervisor, named point of contact.
05
Construction, with a weekly report
Progress against programme, photographs, what changed and why, and anything that needs a decision from you. Every week, whether the news is good or not.
06
Snagging, handover and the defects period
We produce a snag list before you do. You add to it. Nothing is signed off until it is closed. Then the completion certificate, the as-built documentation, and the defects period.
In the contract, before work starts
What you can hold us to
Every item below goes into the contract before work starts. None of it is unusual on this market. What is unusual is publishing it, and we publish it because we have no track record to publish instead.
Eight commitments, each written into the contract before anyone mobilises.
Payment against signed milestones
You pay when a milestone is signed off, not on a calendar. If the work has not happened, the payment has not fallen due.
Retention
A percentage of every payment is held back until the defects period closes. Five per cent of every payment, half released at handover and half when the defects period ends.
Defects liability period
A stated number of months from handover, with a stated reaction time for attending a reported defect. Twelve months from handover. A supervisor attends within 24 hours, or within 4 hours if the defect makes the property unsafe or unusable.
Performance guarantee
A bank stands behind our performance for an agreed percentage of the contract value. If we fail, you call the bank, not us. Ten per cent of the contract value, issued before we mobilise.
Insurance
Contractor's All Risk, third party liability and workmen's compensation. Oman Insurance Company. Contract works to the full contract value, third party liability AED 5,000,000 per occurrence, workmen's compensation to statutory limits. Policy numbers are printed in your contract.
Named people
The supervisor on your job and your point of contact are named in the contract. If they change, you are told.
Weekly written report
Progress against programme, photographs, changes, and decisions we need from you. Every week, in writing.
Ten-year liability by statute
Where we hold the main contract, articles 821 to 824 of the UAE Civil Code make us and the engineer jointly liable to you for ten years from handover for structural safety. It does not depend on fault and it cannot be contracted out of. It is the law rather than our promise, which is exactly why it is worth more than our promise.
Where we work
Four kinds of property, four different routes
Villas
Villas
Full fit-out, extension, structural alteration, or a single trade. Mainland plots go to Dubai Municipality; Nakheel communities such as Palm Jumeirah, Jumeirah Islands and Jumeirah Park go to Trakhees, and the difference changes the timeline.
Dubai MunicipalityTrakhees
Apartments
Apartments and residential towers
Unit fit-out and refurbishment. The landlord's system constrains what you can do to air conditioning and electrical load, and the building owner's no-objection letter is the item that most often stops a job everyone thought was approved.

Offices
Offices and retail
Fit-out and refurbishment, including strip-out and reinstatement at the end of a lease. Civil Defence approval applies to commercial premises and runs on its own timeline.

Packages
Packages for main contractors
Finishes and MEP packages on somebody else's project, on their programme, with our own crews. Our people work under our supervision and we answer for the work, which is what a subcontract is.

Three doors, one payroll
Three reasons people come to this site
We build, we supply the trades that build, and we hire them.
Most people start here
I have a job to build
A villa, an apartment, an office, or a single trade on someone else's project. Tell us what you want built and where it is. You get a written scope and an itemised price back, not a call.
Tile masons, plasterers, gypsum installers, block masons, steel fixers, carpenters, painters, electricians, plumbers, HVAC and MEP technicians. The same people who work on our own jobs.
01Your company was licensed in September 2026. Why would I hire you?
Because the things that protect you do not depend on our age. Payment against signed milestones, retention held until the defects period closes, insurance, and ten-year statutory liability on structural safety apply to a new contractor exactly as they apply to a forty-year-old one. What we add is that we publish them instead of leaving them in the contract for you to find.
02Do you actually employ the trades, or subcontract them like everyone else?
We staff twelve trades in-house: block, steel, carpentry, plaster, gypsum, tiling, paint, electrical, plumbing, HVAC, MEP and general labour. Where a package genuinely needs an outside specialist, we name them before you sign and they go into the contract by name.
03Can you take on my project, or is it too big for you?
Scale is set by our Dubai Municipality classification rather than by what we would like to do, and we will tell you at the first conversation whether your project sits inside it. A contractor working outside his classification commits an offence under Dubai Law No. 7 of 2025, and the problem surfaces at inspection, on your project. We hold Dubai Municipality building contractor classification G+4, which covers villas, low-rise residential and fit-out at any scale.
04How do you price, and can I compare it with other quotes?
Every line gets a quantity, a rate and a total, against a written scope that states what is excluded. It is more work to produce than a lump sum and it is the only format in which you can put us next to anybody else item by item.
05Who deals with the authorities?
We do. Which authority depends on where the property sits: Dubai Municipality for mainland, DDA for the TECOM areas, Trakhees for the Nakheel communities and the port zones, with DCD and DEWA alongside. You get a submission calendar at the start with a responsible party and a realistic duration against each item.
06What happens after handover if something fails?
Two separate things. Finishes are covered by the defects liability period in your contract, with a stated length and a stated reaction time. Structural safety is covered by articles 821 to 824 of the UAE Civil Code for ten years from handover, jointly with the engineer, regardless of fault, and it cannot be signed away. Our standard defects period is twelve months with a 24-hour reaction time.
07You are a contractor. Why do you also supply trades to other sites?
Because it is the same twelve crews. We hire tile masons, plasterers, gypsum installers, block masons, steel fixers, carpenters, painters, electricians, plumbers and HVAC technicians to build our own jobs, and when a client needs those trades on his site, we send the same people. The details are on the manpower page.
